Located in central Sheffield in a beautifully refurbished 19th century property, Scotia Works is close to the railway station, bus station, universities and the City Centre and offers organisations a safe, modern and secure work space.

During the restoration of the Centre, preserving the original features and character of the building were an important element of the development. Whilst combining elements of modern design and innovative energy saving features, the building itself is light and airy while retaining much of the old materials and feel of its industrial past.

The building has a strong environmental design, and the central courtyard is a great place for informal meetings and events, encouraging groups to work together and share resources.

Desk space

Our desk space packages include your own dedicated desk and pedestal unit, your own unique direct telephone line, internet connection and access to a black and white printer, all in a shared office environment.

Office space

Scotia Works offers a variety of private office spaces ranging from small, one person rooms, to large open plan units suitable for up to 10 desks. 


All space packages include fully serviced and allow secure 24/7 access to the Centre.

Prices for each of our offices vary by size, the prices below are indicative – for an accurate quote please contact us

Desk spaces are available from £152.00 + VAT (£182.00) per month.

Office space is available from £714.00 + VAT (£853.00) per month for approximately 35m² or space for up to five desks.

IT support

OryxAlign provide all IT and the telephone systems ensuring that any faults or issues with regard to IT or phone system infrastructure are dealt with quickly and effectively.

*Additional ad hoc support is also available if necessary (costs may apply).

Terms & conditions 

Tenants are responsible for the payment of contents and public liability insurance, phone calls and use of photocopiers and printers.

Our contracts are really flexible - there is no fixed minimum term and tenants can give notice at any point during their contract period. For desk spaces we do ask that tenants commit to a minimum of three months tenancy.

The notice period relates to the size of office you rent, and will vary from 1 – 6 months.

VAT of 20% is applicable on all space and services at Scotia Works.  All costs shown are inclusive services and VAT.
