Ethical property
investment offers the investor a financial, social and environmental
return. So in addition to our financial audit, we monitor a wide range
of social and environmental indicators and publish the results each
year in our Annual Report.
'Measuring social and environmental returns is still a very inexact
science. We measure our performance on each of our indicators against
national standards, wherever they exist and publish them as social
accounts. We also set targets for improvement on our own results year
on year. We are now looking to devise our own targets that are the
most appropriate to our properties and in some cases reduce them year
on year in line with carbon and other reduction targets. We are heading
towards external verification by 2007-2008.
Currently we classify our social and environmental returns under four
broad headings:
1. The nature of our tenants.
We let our properties only to organisations with a strong social purpose.
2. The landlord-tenant relationship.
We aim to manage our properties according to strong social and environmental
principles as detailed in our Code of Practice
3. The ecological impact of our buildings.
We monitor energy and water use, travel to work, disability access
and recycling.
4. Tackling Social Exclusion.
We aim to purchase properties in areas in need of regeneration,
and help to tackle social exclusion by supporting local community
groups.
We also aim to be open and transparent with all our stakeholders.
